The full visit checklist

  • Check doors, windows, and screens for signs of damage or break-in
  • Examine the property for any forced entry or broken windows; remove newspapers, flyers, packages, and debris from the front porch to avoid signs of an empty home
  • Visual inspection (from ground) of roof, gutters, and siding; check property for any issues such as trees down or trash
  • Landscaping reviewed for signs of overgrowth or damage
  • Blow leaves and debris off decks, walkways, and driveway
  • Visual inspection of all windows and doors including sliding glass doors, garage door, gutters and downspouts, gate latches, and deadbolt locks
  • Collect mail, packages, and deliveries and bring inside or forward
  • The property is visually inspected for signs of unauthorized entry, attempted break-ins, vandalism, or suspicious activity, with immediate notification of any concerns

  • Monitor HVAC systems to ensure proper operation and temperature control
  • Check that heating and cooling are running and reset thermostat settings if needed; check electric panel for tripped breakers
  • Check for water leaks or blockages at the hot water heater, sump pump, toilets, sinks, washing machine, showers/tubs, dishwasher, well pump, and HVAC drain line

  • On request: cycle water through every drain (faucets, sinks, tubs, showers, and sink disposals) and brush and flush toilets to prevent odors and drain flies
  • On request: regular operation of dishwashers and washing machines to maintain functionality and keep seals from cracking; check that the main water valve is turned off after each inspection unless otherwise requested
  • Every visit: plumbing leak inspection throughout, plus an interior check for signs of a roof leak

  • Detailed inspections of ceilings, walls, and baseboards for any water damage or other concerns; vigilant checks of all sinks for leaks and potential insect issues
  • All lights get tested, and the attic, garage, and crawl spaces get thorough inspections; bulb replacement and AC filter changes are available as concierge work, where reachable from a 12 ft ladder
  • Inspect bathrooms, kitchens, laundry areas, basements, windows, ceilings, and other moisture-prone areas for visible signs of mold, mildew, leaks, or excessive humidity
  • Visual inspection for signs of insects and/or rodents
  • Inspect carbon monoxide and smoke detectors and replace smoke alarm batteries as needed; inspect refrigerator and freezers for proper temperature and operation

  • Walk the exterior perimeter of single-family homes to check pool condition and signs of vandalism
  • Verify that pools and landscaping are maintained
  • Landscaping, exterior lighting, and patio/porch areas inspected to ensure everything is in its right place and working correctly

  • Start and run vehicles; water indoor and outdoor plants; coordinate access for vendors or contractors; storm preparation and post-storm inspections
  • Full house opening, power washing, outdoor furniture uncovered and set out, vehicle batteries checked, pantry basics stocked

  • After each visit, a detailed report is provided including a summary of findings, photographs or video evidence of any issues, and recommendations for maintenance or repairs; if needed, the home watch professional can coordinate with repair professionals on your behalf
  • Immediate reporting to the client of any abnormalities found, with GPS-tracked visits so the client always knows an inspector was actually at the property
  • Every report contains the date and time of the visit, the name of the inspector (always Ján or Irena, never a subcontractor), a checklist of the areas inspected, observations on the home's condition, photos inside and out, any issues or concerns found, actions taken, recommendations if needed, and confirmation that the home was secured before we left
