Home watch is a scheduled, in-person check on a home while nobody is living in it. A real person walks the property inside and out, looks for anything wrong, and sends you a written report with photos. It is not house sitting and it is not property management. Nobody stays in your home, and we do not collect rent or manage tenants. We look after the house itself.
We walk the outside of the home and the grounds, then every room inside. We check the heating and cooling, look for plumbing leaks and for roof leaks from inside, check the water heater and the electrical panel, make sure doors and windows are secure, confirm the refrigerator and freezer are running, and look for visible signs of pests, damp or mildew. We also look for any sign of attempted entry or damage, and bring in mail and packages if you have asked us to.
The date and time we came, which of us walked the home, a list of everything we checked, what we found, photos inside and out, anything we did while we were there, any recommendation we have, and confirmation that we locked up behind us. It lands in your inbox the same day.
Weekly, twice a month, monthly, or a single visit before or after a trip or a storm. Most insurance policies expect a vacant home to be checked regularly, so it is worth reading yours. If you are not sure, tell us how long you will be away and what the home is like, and we will suggest a rhythm.

Responding to a security alarm, investigating a water leak and shutting the water off, a burst or frozen pipe, a broken window or a suspected break-in, roof damage, a fallen tree, an electrical outage, preparing the property before a storm or checking it afterwards, and severe weather such as a tornado, high wind, an ice storm or flash flooding. We can also meet an emergency contractor, the utility company, an insurance adjuster or law enforcement on your behalf when you have authorised it. Emergency call-outs are priced and invoiced separately from your regular visits.
We'll check your home before and after a storm whenever it's safe to be out. If a tornado, an ice storm, or flooding makes the roads genuinely dangerous, we'll hold off until they're passable, then get to your home as soon as we can and tell you what we find.
Before the first visit we'll send you a short home watch agreement, so what we're doing and what it costs is written down plainly. Once we've both signed it, a copy comes to you by email. Anything extra you'd like (a plant watered, a car started) goes in it too.
Invoices are emailed after each visit, or monthly if we're coming regularly. Emergency call-outs are invoiced on their own. We take cash, check, credit and debit cards, Cash App, Venmo, and ACH transfer.
We serve Franklin, Brentwood, Nashville, Spring Hill and Columbia, and the towns around them in Middle Tennessee. If you are just outside that, call us anyway and we will tell you honestly whether we can look after your home properly.
